How to create Right of Way Parcels with a Civil 3D Alignment that is created from an AutoCAD polyline.
The demo employs the older Create Right of Way tool in Civil 3D. The Parcel Segment results built be the tool are not dynamic.

We would probably be better served to employ Offset Alignments to create the Right of Way Parcels.
This will get us dynamic results. Maybe we want to have knuckles at the corners for example.
A collection of Data Referenced (DREF) Alignments is a more well-managed way to force Civil 3D to resolve the Parcels within a Site Parcel topology.
There is no rule that says that we cannot employ Alignments to define section and quarter section lines and DREF them to build fundamental Parcel blocks.

How to employ the Civil 3D Parcel Slide Line tool and lot creation parameters to create Parcels.
The capability to create one Pacel at a time with the tool by turning OFF the Automatic option is not intuitive, but very useful to know.

Sometimes it is indeed quicker to subdivide larger Parcel blocks that require specific geometry results before we employ the automated lot creation tools.
Sadly, not covered here - how the Slide Line tool can help us deal with potential leftover area.
